Having lived in the Sutherland Shire all my life, and having a strong interest in Real Estate from an early age, I feel I am the best agent to market any property in the area. My extensive knowledge of the streets, amenities, schools, beaches, bays, shopping centres and all else that matters to any prospective buyer is second to none.

One of the aspects of my chosen career that I enjoy the most is “Selling The Shire”. When dealing with buyers who are looking to buy locally and are moving from the Eastern Suburbs, Western Sydney, or even just the St. George area, I can tell them about what makes this area, what I believe to be the best place to live in the world. With an explanation of the gorgeous Port Hacking waterways, a brief idea of the kind of events that take place by Cronulla beach each year, and information on the best schools to choose and why.

With my blog I publish the Sutherland Shire’s Auction Results each week which gives me the opportunity every Saturday evening to keep a close eye on the local market, a very subtle move in the market one week and signify a bigger change coming in later weeks. Knowing what other properties are on the market with other agents in my area is also important, knowing which ones are selling for bargain prices, and the areas that are fetching amazing prices and have many people competing for property there.

I enjoy watching the local market, researching, writing about, and learning from the different trends in the Sutherland Shire Real Estate Market. People often ask me, when they have found the property they have been looking for so long, “So what do we do now Dave?” That is an excellent question. Not everyone is as privileged as me to go through the process every other day, most people will only buy 2-3 homes in their life time. Anyway, I thought I would go through some of the steps today.

The first, and possibly most important thing to have sorted is your finance. There are so many different products out there offering different things. I would have to say it is always best to meet with a good finance broker to discuss how much you can afford to borrow and who is the best mortgage provider to work with. A finance broker does not cost you anything at all, they will do all the running around to find you the very best deal to suit your needs and the provider will pay them for their trouble. After negotiating a price with the owner of the property (that’s another subject altogether), and you have your finance all worked out, I recommend exchanging contracts with a cool off period and a 0.25% deposit. This takes the property off the market to give you the chance to finalise your finance, have your provider do a valuation, and for you to have a building and pest inspector provide you with a report of the properties condition. I always recommend having these inspections done before the sale goes ‘unconditional’ at the end of the cool off period and paying the difference of a 10% deposit.

Once the sale is unconditional it is just a case of sitting back and waiting for settlement! Can always be a good idea to start organising your furniture (if you are going to need new furniture), packing of your old home ect.
